When Dart's President of Business Development Jackie Doak first heard about an opportunity for Provenance Properties to become the exclusive Christie’s International Real Estate affiliate in the Cayman Islands, she immediately recognised the extraordinary value the brand could bring to Dart in the residential real estate space. That alliance would grant Dart unprecedented access to the world of luxury real estate and powerful support from one of the most iconic and revered global brands.

In 2014, Doak successfully steered the launch of Provenance Properties and established it as the exclusive brokerage for Dart’s real estate projects. Since then, Provenance Properties' team has been responsible for more than US$400 million in sales and this year through October, its all-female team ranks as one of the Cayman Islands Real Estate Brokers Association's top five brokerages by sales volume.

“Our goal was to create a team that championed our values and nurtured a culture of excellence, collaboration and profitability," says Doak. "Over the past few years we’ve hand-picked the best candidates for the job and it just so happens that they’re all women.”

RECORD SALES
In less than 10 years, the small team — which began with Doak as the sole broker and now includes four real estate specialists — has achieved enormous success, including record-breaking sales and the 2019 Christie's Affiliate of the Year award.

The team’s achievements can be attributed to a number of factors including a highly personalised approach to client service, in-depth knowledge of the luxury market, Dart’s real estate portfolio, the strength and global reach of the Christie’s brand and an ongoing analysis of the political and socio-economic trends affecting real estate. However, it is the team’s genuine camaraderie and spirit of collaboration that gives it a unique edge in an extremely competitive industry.

“We’re a family,” says Provenance Properties' lead sales specialist Fleur Coleman, who believes that the bond of friendship the sales team shares is a key factor in their overall success. “We’re proud of each other’s achievements and we actually really love spending time together.”

Just this year, Coleman has been involved in the top two highest residential home sales in the history of the Cayman Islands. Coleman sold The Peninsula Estate, a 25,000-square-foot luxury home that was listed with Provenance Properties for US$17 million, and brought the buyer for Sea of Dreams, a US$29 million mansion with a private beach that was listed by Cayman Islands Sotheby’s International Realty.

Sales specialists Ewelina Cimring, Shanice Ebanks and April McIntosh all agree that camaraderie is a big asset to the team.

“We have similar goals and professional values,” says Cimring. “It feels effortless to work as a team and this allows us to focus on providing our clients with white-glove service.”

Ebanks says the team takes pride in the service they give.

"We help our clients navigate the local real estate market and we’re proud of the relationships we end up building with them," she says. "Our connection to Dart and our affiliation with Christie’s give us an edge that enables us to offer highly personal services and our clients really appreciate that.”

McIntosh adds that this kind of first-class concierge service is offered to all clients, regardless of their budget or property goals.

AN EXCEPTIONAL BRAND
At the helm of the Provenance Properties sales and marketing efforts and the person in charge of the brokerage’s continued success and profitability is Sue Nickason.

“Building and growing a brand’s value successfully is the result of many moving parts,” says Nickason, who explains that those moving parts include thought leadership, building lifelong relationships that transcend sales and captivating audiences with clarity and authenticity across all communication platforms.

As for the visual aspect of the brand, it has evolved into a compelling package of sales and communication materials — including a new website that launched last year — that reflect the Provenance Properties portfolio.

Another important aspect of running a brokerage is ensuring compliance with all regulations that govern property conveyancing as well as Cayman Islands Real Estate Brokers Association guidelines. Sales manager Angel Muriu and sales assistant Natasha Valerio ensure these tasks go smoothly, as well as the operations of the sales office.
